Alphabet Soup? Nope, Those are Real Estate Agent Designations!

What do the letters behind a real estate agent’s name stand for? Real estate agents, like doctors, lawyers, and other professionals can ear designations, certifications, and other credentials. These are usually shown by putting a series of initials after the agent’s name. The most common designations and certifications are: Broker, REALTOR, e-Pro, CHMS, GRI, ABR, and CRS.
What does an agent have to do to obtain the designation or certification?
e-Pro requires an agent take a class on basic computer skills. It has no real estate content, but ensures your agent can use email and the web. It should really be a bare minimum bar for the technology aptitude of your agent.
REALTOR is the one of the easier credentials to obtain (but one of the hardest to live up to). A REALTOR is a real estate agent that belongs to the National Association of REALTORS and agrees to follow the Realtor Code of Ethics. Broker is a bit harder to obtain than REALTOR. In Texas, for example, a broker license is required to be able to operate your own real estate company. An agent must have their license for 2 years and complete over 600 hours of real estate education prior to applying for a broker’s license. The broker’s license is granted upon completion of an exam administered by the state. Brokers are basically real estate agents with advanced educations.
GRI stands for Graduate Realtor Institute. Less than 50% of agents have this designation. The GRI requires 12 days of continuing education with passing grades on three exams. There are no production or time requirements so an agent can literally earn this designation by sitting in class for 12 days and passing the tests. This designation is in no way a measure of real estate sales experience.
ABR stands for Accredited Buyer’s Representative. Less than 30% of agents have this designation. This designation combines 2 days of classroom work and an exam with the requirement that the agent show proof of at least five buyer sales. This designation shows that the agent has had both formal classroom time and in the field experience.
CRS stands for Certified Residential Specialist. Less than 4% of all agents have this designation. This is the most difficult designation to obtain and is a measure of a high degree of formal education and real world transactional experience. To obtain a CRS, the agent must attend three 2-day classes, pass three exams, and provide proof of 25 closed transactions within the last 24 months. While the transaction experience isn’t a huge amount, it does weed out the inexperienced agents and the classes weed out those agents who aren’t dedicated to continuing education.
Other designations are out there, but for the most part they are issued by inconsequential groups and have no real bearing on the agent’s abilities and are used more for marketing purposes than anything else.

2006: U.S. Cities With Overvalued Real Estate And Home Prices

Five cities in California – Bakersfield, Fresno, Merced, Sacramento and Stockton, figure among the top ten cities that have the least possibility of home price appreciation. Home prices have reached a new high (by nearly 60%) in these areas over the past two years. With an economy driven by agriculture and relatively higher unemployment rates anticipated for that area, the real estate market is predicted to slump in the region.

Although three cities in Florida are recommended as good real estate buys, the report also cites four others in Southwest Florida that fall among the very bottom of the list. With home prices here expected to plummet very soon, cities like Fort Myers, Naples, Punta Gorda and Sarasota are those that one would do best to avoid for a year’s time or so, while buying a home or a condo.

Market prices are expected to decline in the Jersey Shore (New Jersey) area that saw a radical boom in the last two quarters. Organic gardening in hydroponics – Organic nutrients and growing mediums

The use of organic plant nutrients instead of the man-made chemicals in the hydroponic garden eases the work of a gardener. The matter is that the absence of synthetic chemicals eliminates the problem of ppm amount and pH balance of the water. If there is no need to calibrate nutrients, to check pH level of the water, and calculate fertilizer’s amount, a beginner of the hydroponic gardening will definitely make no mistakes, which means many problems may never occur.

A dual root growing system is made by special composition of the medium in the container: the upper part of the medium is soil or soil substitute, and organic nutrients can be supplied directly to this upper part; the lower half of the medium is some porous material, which retains water, but to which no nutrients are supplied. 

Creating an organic hydroponics system, a gardener may use a standard hydroponic grow container, though a coir fiber container will suit too. The preferred material to put at the bottom of the box is lava rock, which perfectly keeps water. Lava rock is then covered with a thin layer of loose rockwool or coir fiber to divide both medium layers and prevent them from mixing together. The upper half of the container should be filled with a mixture of 1/3 potting soil, 1/3 coarse grade horticulture perlite, and 1/3 large-sized horticulture vermiculite. Such arrangement ensures the upper capillary action of water and protects the bottom of the grow bed from the occasional mixing with any organic particles. 

Using a standard plastic hydroponic grow container one should place a plastic screen lining inside the grow bed, fitting it well at the bottom and on the walls of the container up to their top, also with the aim to protect the water from the small particles in the medium mixture. It is also possible to use a hydroponic container with tiny holes.

One more good choice for the use of organic gardening methods in hydroponics system is coir fiber containers. The filling is the same as described above with the thin layer of loose or strand coir fiber between the two types of medium. 

Such box is then set in the grow bed. Note that the level of the pumped water should be a bit lower than the soil mixture. The secondary root system will be submerged into the water along with lava rock and promote the capillary water flow up into the soil. The lower half of the medium may be watered on a regular hydroponic basis, while the upper one can be moistened just once a day. 

This system allows a gardener to supply nutrients right to the upper part of the medium, where they are vitally important. At the same time, the whole medium structure will be perfectly moistened by the pumped water and the plants will also have constant supply of oxygen and CO2, drawn into their root systems. Finally, proper amount of CO2 will improve the absorption of nutrients by the upper parts of the roots.

Family helps to design their own kitchen

For the O’toole family, converting their existing home into a contemporary dwelling was full of interesting challenges.

The dark and more cramped feeling of the old original property needed to be totally rethought.

The kitchen was transformed from a small and relatively dark area into a light, spacious, modern room with lots of personality.

“Roger Astin came up with several draft design ideas which we carefully considered before settling on one scheme which seemed to tick all the boxes. These ideas were then developed in much more detail.

The scale of accuracy and the help his team offered was of very great help. Our building ideas really came to life when we saw their fantastic artwork’

In order to create more space and light, a new area was created – with light pouring through a large glass construction which links the main kitchen area to a large dining area and to a sunny lounge too.

“The walls were knocked through and the whole area came together as one living space” said Louise.

“The overall theme change from dated and cramped to multifunctional, contemporary and roomy’

“Now every time I walk into the room I feel in better mood – instantly.”

The modern kitchen is nothing short of luxurious. There are a multitude of innovative Neff appliances throughout the room – including fridge-freezers which are discreetly concealed side by side within an alcove formed from an old doorway.

There is a Quooker – a permanent boiling water tap – and a coffee machine with its own warming drawer for cups. A multifunction Circotherm oven and separate combination Microwave with another warming drawer for plates or food containers.

Louise said: “Our kitchen and everything I wanted and more. The Kitchen Design Centre craftsmen were extremely professional and arrived on the day they first gave and punctually, they completed the work with diligence and care.”
