What Do Wealthy Home Buyers Want From Their Real Estate Agent?

Wealthy home buyers who buy multi-million dollar homes are typically self-made millionaires with new money, according to a recent online survey of 683 Coldwell Banker Previews International property specialists. The study revealed the top professions of these affluent customers. According to the respondents, 88 % of their customers are business or corporate executives, 37 % are physicians, 31 % are lawyers, 30 % are financial professional and 14 % are entertainers, entertainment executives or professional athletes.

Wealthy home buyers require their real estate agents to be equipped with special skills, according to the Coldwell Banker’s survey. Given the magnitude of the financial transactions involved in luxury home purchases, 78 % of sales associates said that the top most need their clients require from their real estate agents is privacy and confidentiality. The luxury customers also want their real estate agents to exercise discretion while dealing with their multi-million dollar transactions. Almost 70 % of respondents polled that their wealthy clients want their real estate professionals to offer customized services while 44 % said that the luxury home buyers want their agents to have good network and work relationship with executive assistants, CPAs and attorneys.

Wealthy home buyers also want their agents to know the inside scoop on the real estate market, according to 36 % of the respondents in the Coldwell Banker’s survey. Seventeen percent of the sales associates surveyed indicated that one of the necessary skills for real estate professionals working with affluent customers was the ability to provide emotional support to their clients. And according to 11 % of respondents, luxury customers want their real estate agents to establish personal rapport with their clients.

The study also included queries on the “must have” amenities that the affluent clientele want in their luxury homes. Wealthy home buyers want media rooms in their homes, according to 60 % of respondents and another 60 % polled that their affluent customers want “wired” homes. However, there are a few home design elements that are out among luxury home buyers. Gourmet kitchens, granite countertops and wet bars are no longer counted as luxuries by wealthy home buyers, according to the survey respondents.

Another fruit/vegetable along a similar line is corn, try leaving a fresh, uncooked cob of sweet corn in a shady dry spot for a couple of weeks, then you can strip the kernels away from the cob and plant them. A quicker suggestion is to grab a handful of corn kernels out of a packet of popping corn, The only comment would be that corn grown from these seeds would not be as sweet or juicy as sweet corn, and in reality would be better dried and used as popping corn.

Why not try growing your own peanuts? Always only using the raw nuts, and only choosing those nuts, which are still whole and encased in the brown skin. Peanuts can be grown during warmer weather in most parts of Australia. One of the fascinating things about peanuts is that they are one of the only plants which flower set fruit and then bury and pre plant their own seed ready for later germination. Yes the peanut, which is dug from the ground, is actually a fruit buried by the parent plant, after flowering.

You can always grow your own ginger; all it takes is a section of the root, purchased from a greengrocer. Plant it in a well drained but moist soil. Allowing plenty of room for the plant to spread out. You can be harvesting your own ginger roots within about 8-12 months.

Though once it is established, it can be left to fend for itself, and will still produce a steady supply of fruit for the family. It is possible to grow the seeds of such trees as mangoes, citrus, avocado, apple, pear, etc. While the fruit of some species simply have no viable seed at all eg, bananas. There is however a few, which readily lend themselves to home propagation eg, pawpaw (papaya), tree tomatoes, unroasted coffee beans, etc. I remember as a child, accidentally germinated a coconut palm, from throwing the mostly eaten out shell onto a garden bed for a few months.

Another suggestion for those of you out there, who are visited by birds to your garden, why not take a handful of birdseed and plant it out in an out of the way section of your garden. These bird friendly plants like Sunflower, oats, sorghum, etc, can be a real bonus for many native birds to supplement their diet. Many of the seeds in any packet of birdseed are very viable.

When my kids were younger and I was showing them such wonders, I used to have trouble convincing them that I could not do similar things in growing and multiplying with a variety of items of importance to them at the time, from toys to chocolate, lollies and even coins.

Interior Design Fact Finding: Where Do You Find Your Answers?

Have we all become a little too dependent on Google? Or maybe we think only the best of choices can be made standing in the aisle of your favorite Do-It-Yourself mega store? If you are a “research before execution” or an “inspired by what I see on the display” person, there are a variety of ways to make visualization become reality nowadays.

I live and breathe in the design community on a daily basis. When I am inspired by something, I depend on a variety of resources to find better understanding of how it is created. For example, last week I was in a Thai restaurant (I ordered the Pad Se Ewe, medium spice with tofu, delish! I highly recommend) and they had a very subtle paint treatment on the wall that was just stunning. It was a crossing paint technique that made the wall look as if it was woven with different variations of sheen. From my observation, the wall had low, medium and high gloss paint in the same hue. Feeling inspired by this, a set off to figure out how this wall was created began.

Choice one, internet research. Knowing what combination of words to type into a search line in order to yield the result you are looking for is a new age art form, in my opinion. After trying a few different combinations including; “basket weave paint effect”, “multi-sheen paint pattern” and (my favorite) “paint effects with sheen variation,” I struck out. Therefore, I decided this would take a more effective research method.

Second attempt, the local paint shop. Success!! I was not only able to get personal attention and ask specific questions here, but I got good advice and walked away really feeling like I could accomplish the technique myself.

Being a good interior designer not only means knowing what I want a space to look like, but being a good communicator. If my painter can’t understand what I am looking for when I say “Can you make this wall look basket weaved?”, then I need to be able to explain the process. In the end, good research equals good results. No matter what path works the best, doing your research is always key!

Did you know it is estimated that there are over 100,000 different species of insects that live in North America? If you don’t think you have bugs in your garden – guess again. In a typical backyard there are probably 1,000 little critters setting up house.

Remember, not all insects are bad. Less than three percent of all insects are classified as pests. Different plants attract different insects. You will not find a corn worm on a tomato plant, because it’s digestive system simply cannot handle it.

It is helpful to know the insects that live in your area. This will enable you to avoid insect infestation by planting plants that these insects do not eat. This is the safest, most environmentally friendly way to de-bug your garden.

Unfortunately, this will probably not be enough to keep all destructive insects out of your garden. For many gardeners, it is necessary to use insecticides. When using insecticides, you will have maximum results if you know what kind of insects you have. Always read the label on the insecticide and follow all directions. Make sure that it is labeled for use on your plants and insects. Whenever possible, use organic insecticides that are nontoxic. This will allow you to effectively rid your garden of harmful insects, while minimizing harm to the environment.

Do your leaves have holes in them?

This is an indication of a chewing insect. To control chewing insects you have to find out what kind of insect it is. It could be a caterpillar, grasshopper, or beetle, or one of many others. Hydroponic Gardening Kits And Supplies ? Where To Start

Thinking of hydroponics kits as of something too difficult some people are reluctant to try it. As a matter of fact, it is not always true. With hydroponics everything actually depends on the gardener. He is the master, who can make the process either as simple or as complicated as he wants. A beginner can succeed in it, or an experienced gardener can be faced with serious difficulties. The clue is in the system, either built or bought by the gardener. Anyway, there is no the least reason to hesitate. And the final result is really a worthy tribute.

Hydroponics is a technique of growing plants without soil, using a hydroponic nutrient solution instead.

Though there are various methods to hydroponics, we will discuss the easiest and the most frequently used ones. The key elements of hydroponics are given below.

SYSTEM TYPES

Depending on the way of delivering nutrient solution to the plants roots passive and active systems types are defined in the hydroponics.

Passive systems are the simplest and, therefore, recommended for the beginners. This type implies that the nutrient solution gets to the plant through a wick or through the growing medium (rocks, gravel, vermiculite, etc.). This easy method has, however, a weak-point: the solution cannot circulate, which requires additional care and attendance of the gardener.

Being pumped into the system, the solution nourishes the roots and then drains down back into the reservoirs due to the gravity, and it is later reused. NUTRIENT SOLUTIONS

Nutrient solution is another vitally important element of hydroponics. The first thing to do here is to take as much tap water as required by the type of your system. To get rid of chlorine just let the water stay in the buckets for 24 hours.

The next step you should take is to dissolve nutrients in the water. They come either in liquid or in powdered forms, the latter one being usually less expensive. Different mixes of the nutrients are always available online or in the garden supply stores. It is recommended to strictly follow the instructions not to exceed the amount of the nutrient needed.

Prior to using nutrient solution be sure to check its pH level, which can be neutral (7), acidic (0-6), or alkaline (8-14). pH level depends on many things as the chemical composition of the water in your tap, its temperature, light, etc. The optimal pH for the majority of plants is about 5,5- 6,5. To check it you can use testing kits available in the majority of garden shops or with the help of the electrical tester.

Relying on the testing done you may need to adjust pH of the solution. To do it you can use pH adjusters, some of which lower pH level, while others increase it. On the other hand, some gardeners prefer to use baking soda (one tablespoon per three gallons of the solution) to lower pH level of too acidic mixture, or white vinegar if it is too alkaline (one tablespoon per four gallons). Though this process needs some practice to be successful, it is still an effective alternative way of adjusting solutions, which works well for many gardeners.

LIGHT

To achieve proper growth rates plants require sufficient lighting. Natural sunlight is ideal, but not always possible to get in the necessary amount; thus, artificial lighting is a common practice in hydroponics. Grow lights or artificial horticultural lights are usually present in almost any hydroponic system. However, they can be quite pricy, so it is better to shop around before making the final decision which one to purchase.
