Repairs to Make for Sale
There is a long list of items you should check to see if they need repairing before you make a sale. You may also be asked by the potential buyers to make certain repairs. Let’s take a look at a couple of scenarios to help provide home improvement tips for the sale to go through.
One buyer has approached you. They will be getting their funding through a government program. It is still a loan, but due to the program there are a lot of inspections on your home that will be done. The buyers are paying for them, but they are going to demand you fix certain things before the sale can go through. This example is something that happened.
A home owner was trying to sell their home, but the roof needed new shingles. Before the loan could go through, the roof had to be completely re-shingled. Luckily the existing roof could be roofed over rather than removed. The buyers put in the money for the roof and labor as part of the loan to pay the owners back for having to put the roof on.
In some cases the money may be paid back to the sellers, but not everyone is this kind or has the ability to put such an expense in their loan to pay the sellers. It would mean the sale falls through or you have to decide that repairing the item in question is worth it to get the house sold and any profit out of it.
You want to be careful with short term payday loans because you could potentially owe a lot for that type of loan; however, it is an option should you need a way to fund the necessary repairs.
If the repairs are not overly large you can probably do them one at a time as you obtain the money. It will take a few months for your home to sell so that should give you time to repair broken faucets, door handles, and other punch list style items that you have been meaning to work on anyway.
